Rates & Payment
We believe, in principle,in flat-rate pricing year-round. Breakfast is included in the room rate. Any extras added on during your stay will be settled on the day of departure. A summary will be provided on request.
Room rates reflect 2026 pricing. 2027 rates will be posted in December. All bookings made by December 2026 for 2027 dates will be maintained at 2026 rates.
Full payment is collected at the time of booking. We accept all major debit and credit cards, including Amex, or bank transfer.
Changes or Cancellation
We understand that plans change. If you need to change or cancel your dates, we are happy to work with you. As we are a small property, we ask that you give us as much notice as possible.
For individual room bookings, if your plans change:
- More than 14 days before arrival, we are happy to refund you in full, or transfer your booking to new dates at your preference, at no additional charge, based on the availability of your new dates and desired room.
- For cancellations made within 14 days of arrival, or in the event of a no-show, we are unable to provide a refund.
For Full House bookings, if your plans change:
- More than 2 months before arrival, we are happy to refund you in full, or transfer your dates at your preference, at no additional charge, based on the availability of your new dates.
- For cancellations made within 2 months of arrival, or in the event of a no-show, we are unable to provide a refund.
Occupancy, Additional Guests, & Ages
- Room rates are based on double occupancy unless otherwise stated.
- Single occupancy rates are available for all rooms at a discount of £15 per night.
- The Lighthouse Suite may accommodate a third guest by prior arrangement, with an addition of £15 per night, plus sofa bed set up for £30.
- Dorset House is an adults-only property. Guests must be 18 or over. Full House buyouts (all 5 rooms available to you), may be arranged for groups, including those under 18 — please contact us directly to discuss your options.
Check-In & Check-Out
Check-in is from 3pm to 7pm. Check-out is by 10:30am. Early or late check-in and late check-out may be available, subject to the house schedule. Please let us know your arrival time the day before.
Breakfast
Breakfast is included in the rate. Breakfast is from 8am - 10am, please arrange your breakfast time the day before. If you need breakfast earlier please do let us know the day before. Our breakfasts are naturally friendly to gluten-free and vegetarian diets. We ask that you let us know of specific dietary allergies or restrictions for all guests prior to arrival.
Dogs
Dorset House welcomes small dogs under 30lbs/15kgs in two designated pet-friendly rooms, subject to availability. A flat rate dog supplement of £30 per stay applies which includes our Pooch Package.
Guests are fully liable for any damage caused by their dog to the property, fixtures, furnishings, or contents. Dorset House reserves the right to charge for the reasonable cost of repair, cleaning, or replacement, and reserves the right to ask guests to make alternative arrangements for their dog if its behaviour is causing significant disturbance to other guests, or to depart early without refund in the event of aggressive behaviour.
Travel Insurance
We recommend that all guests hold comprehensive travel insurance prior to booking. Dorset House is not liable for costs arising from cancellation due to illness, travel disruption, or circumstances outside our control. We are happy to provide booking confirmation documentation to support an insurance claim.
Damage & Loss
Guests are responsible for any damage to the property, fixtures, linens, or contents caused during their stay beyond reasonable wear and tear. Dorset House reserves the right to charge for the reasonable cost of repair or replacement. Items left at Dorset House can returned by mail for the cost of shipping.
Smoking
Dorset House is entirely non-smoking indoors. We ask that guests who smoke do so outdoors away from areas where other guests might be affected.
Group, Event & Buyout Bookings
Group Rates and Full House buyouts (all five rooms) are subject to separate terms, provided at time of enquiry.
